The Most Exciting Hotel Openings of Fall 2026

The Most Exciting Hotel Openings of Fall 2026

From a dark-sky observatory in Idaho to an English country-style inn in Sonoma, these are the hotels to watch this season.

There was a time when fall was hospitality’s quiet season, the quiet lull between summer beach trips and ski season escapades , the time when back to school and back to work meant people largely stayed home. Not anymore. The trend that advisors and insiders seem to be talking about these days is how shoulder season is the new peak season. And this season, some of travel’s most exciting debuts are landing in this exact window: an English country-style inn from the beloved SingleThread team in Healdsburg , California; new boutique options in New Orleans and Savannah , two of the South’s most popular destinations this time of year; and an effortless Yucatán long weekend escape, too. If an autumn getaway is in your future, these are the most exciting hotel openings to have top of mind.

The Selvedge, housed in a former Victorian home in the center of Sonoma's wine country

Where it’s located: Along the Russian River in Healdsburg, the heart of Sonoma County , The Selvedge stands a short stroll from everything, tasting rooms, restaurants and boutiques.

Why we’re excited: It makes sense that the three-Michelin-starred SingleThread team would expand their award-winning vision of hospitality, and the transition from restaurant to inn feels natural. Owners Kyle and Katina Connaughton have transformed the old River Belle Inn by drawing on their years traveling and living in England, and the result makes so much sense for this destination. Think afternoon tea and Sunday roasts, with killer wine pairings to match. With interiors by AvroKO, this ten-room property features both garden-view and riverside rooms, cozy fireplaces, a two-bedroom suite with its own Miele kitchen, and communal spaces including library, parlor, and coffee bar. Best of all? Your rate includes a full-service breakfast prepared by the restaurant’s culinary team, and dinner in the restaurant is guaranteed for guests of the inn. During harvest season when Healdsburg’s best reservations are that much trickier to secure, that perk alone is worth its weight in gold.

The exterior of The Observatory, A Viceroy Resort, in the mountain town of Ketchum

Where it’s located: In downtown Ketchum , a few minutes away from skiing at Sun Valley Resort . It’s inside the Central Idaho Dark Sky Reserve, the nation’s first Gold Tier International Dark Sky Reserve, spanning more than 1,400 square miles of protected night skies.

Why we’re excited: While other Rocky Mountain towns have become more about the scene than the skiing, Sun Valley has quietly charted its own course, which is exactly why it’s feeling so special this season. The resort has long been a hideaway for billionaires and Hollywood types, but its hospitality scene has lacked a real luxury option until now. The Observatory is one of Viceroy’s first openings since announcing its comprehensive brand launch two years ago, and it has all the polish you would expect: 73 slick guest rooms, 12 lavish penthouses, a full-service spa, restaurant, café and bar. But it’s the rooftop observatory that will be the property’s defining feature and clearest embodiment of Viceroy’s new experience-driven ethos, with programming led by local astronomer and celestial photographer Travis Amick, including stargazing , private sessions and experiences timed to astronomical events such as meteor shower sand planetary alignments. The Observatory will be great for skiing, yes, but it will be great for much more, too.

Where it’s located: Overlooking Jackson Square in the heart of Savannah’s Historic District, Recess Hotel & Club is the transformation of the 114-year-old Manger Building, one of the city’s first skyscrapers, originally built as the Hotel Savannah in 1912.

Why we’re excited: There’s something in the water when it comes to creativity in Savannah . From the outsize presence of the Savannah College of Art and Design, to its countless oak trees draped dramatically in Spanish moss, it’s a perfect backdrop for cool hotels. Recess is the latest from Left Lane, the hospitality team behind Savannah’s Hotel Bardo . The 221-key property embraces its historic setting with a self-proclaimed “new old school and retro-futurist design philosophy”, a colorful, modern interpretation of the Manger Building’s historic bones. It’s a hotel that doesn’t take itself too seriously and stands for the idea that hotels should be social and fun: think cleverly designed bunk rooms, rooftop pool and bar, and “Rumpus Rooms” on each guest floor stocked with mahjong tables and vintage video games. For a fun weekend getaway on the East Coast, emphasis on fun, the aptly named Recess makes a convincing case.

Where it’s located: On St. Charles Avenue in New Orleans’ historic Garden District, one of the city’s loveliest neighborhoods, known for its 19th-century mansions and oak-lined streets. The Warbler sits on a streetcar line and the Mardi Gras parade route.

Why we’re excited: The Warbler marks the first hotel from local real estate development firm Verdad, and deep local roots show in every detail. The 58-key, six-story hotel takes its name from the Jazz Age term for a singer, and its design evokes the sleek grandeur of the Streamline Moderne movement. Each aspect of the hotel has been touched by people with deep New Orleans roots. To name a few: the architecture by local firm EskewDumezRipple; the interiors by designer Jamie Bush, who sits on the Dean’s Advisory Council at the Tulane School of Architecture; and the bar by CureCo, the group behind other NOLA favorites including Cure and Cane & Table . One particularly useful feature: a mix of one-, two-, and three-bedroom suite configurations that make this a flexible option for families and groups.

A guest room at Oyster Estate in the North Fork town of Greenport

Where it’s located: Oyster Estate is in the center of Greenport Village on Long Island’s North Fork , a five-minute walk from the LIRR station and Shelter Island ferry. This area is popular for its vineyards, farms and breweries, and feels especially alive during harvest season.

Why we’re excited: It’s a full reimagining of the historic Greenporter Hotel, purchased by Blue Flag Capital in late 2022 and transformed over the last year into a 34-room boutique experience. To usher in the premises’ new era, Blue Flag enlisted Islyn Studio, who also did Dune House in Florida and The Tusk Bar in New York City, to spearhead the design, which swaps stark white walls for warm beige tones, wood finishes and textured ceilings that flow from common areas into the guest rooms. The refreshed courtyard pool acts as the property’s social nucleus, as does Fortune Favors, its Asian-inspired restaurant and cocktail bar.

Where it’s located: It’s the anchor of West Palm Beach’s emerging NORA District, which has all sorts of shops, restaurants, bars, galleries, fitness studios, and all the walkable things that can be hard to find in Florida.

Why we’re excited: A lot of Florida’s visitors focus their time on the glitzier Palm Beach across the Intracoastal, but the arrival of The Nora Hotel is a stamp of approval for what’s happening on this side of the bridge. It also marks the first major collaborative project outside of New York City between award-winning hoteliers Sean MacPherson and BD Hotels, who have shaped New York’s cultural landscape going on 20 years with projects like The Bowery , Hotel Chelsea and The Ludlow Hotel . As such, The Nora brings the sophisticated, moody interiors of Lower Manhattan to the otherwise sun-drenched, Lilly Pulitzer-esque Palm Beach area. The Nora opens this fall with a splash, namely, the Floridian debut of famed Starr Restaurants concept Pastis, a Sisley Spa, as well as a rooftop restaurant, Lilly’s. The property is debuting as a member of Leading Hotels of the World, ushering in a new era of luxury for the area, and proving that, yes, chic and fabulous things can happen on either side of the Intracoastal.

Where it’s located: It’s set within AMAI, a sprawling hotel development between Cancún and Puerto Morelos, located within a mangrove landscape that gradually opens onto the Caribbean. It’s close enough to Cancún International Airport that it can be easily done as a long weekend from the East Coast, but feels like a true getaway.

Why we’re excited: Park Hyatt is on something of a Mexico spree, having opened Park Hyatt Cabo del Sol last December and with Park Hyatt Mexico City still to come in the new year, and Riviera Maya is particularly notable as it is the brand’s first all-inclusive resort. But don’t mistake this for the all-inclusive experience you think you know, everything here is done in true Park Hyatt luxury. All 152 guest rooms overlook the Caribbean, and each guest gets a dedicated Resort Ambassador who serves as a dedicated point of contact throughout your stay. Food is a major focus here, with a chef-led program that spans seven distinct venues. Wellness is another focus, with a beachfront pool, open-air spa garden, and access to El Tinto Golf Course.
